Landlord tax

Accountants who understand property

In short

Whether you have one rental flat or a portfolio, we'll match you with one accountant who looks after landlords every day, covering tax returns, Making Tax Digital, incorporation and selling property.

Who we help

  • Accidental landlords
  • Portfolio landlords
  • Holiday let owners
  • Landlords with a limited company
  • People selling a rental property
  • Landlords over the MTD threshold

What we can do for you

  • Rental income tax returns
  • Mortgage interest tax credit
  • Making Tax Digital quarterly updates
  • Incorporating a portfolio
  • Capital Gains Tax on property sales
  • Jointly owned property splits

How it works

  1. Answer a few questions about what you need (two minutes).
  2. We match you with one firm: usually Abbeygate Accountancy, or one trusted partner if that suits you better. We tell you who first.
  3. They contact you the way you chose, with a fixed-fee quote. You decide.

How much will it cost?

Every situation is different, so firms quote after a short conversation. For a ballpark figure, try our accountant fee calculator or read how much an accountant costs.

Why use One Good Accountant rather than a quote site?

Quote sites pass your details to up to five firms and the fastest caller wins. We match you with one firm that fits, already checked for qualifications, AML supervision and insurance, so the one call or email you get is worth having.

Common questions

Do landlords need to use Making Tax Digital?

Yes, if your combined gross property and self-employment income is over £50,000 (from April 2026), over £30,000 (from April 2027) or over £20,000 (from April 2028).

Should I put my rental properties in a limited company?

It can work for higher-rate landlords with mortgages, but there can be Stamp Duty and Capital Gains Tax costs on transfer. Get advice first.

How long do I have to report Capital Gains Tax on a property sale?

For UK residential property you normally report and pay within 60 days of completion.

How much does a landlord accountant cost?

Typically £300 to £650 a year for one to three properties, more for larger portfolios or MTD quarterly updates.
